Similar to a car, when to sell to buy new or maintain, building owners and facility managers are sometimes confronted with the question, “do we continue to provide maintenance dollars (capital renewals) to maintain the facility or given the age and current condition, is it more feasible to demolish and reconstruct the facility?”. An IFA takes the scope of work of a standard building condition assessment (BCA) to the next level, to integrate capital renewal dollars that may be required to address the accessibility barriers, energy conservation measures, space planning issues, etc. Given that an IFA takes a holistic approach it provides the analysis and business plan required by a facility manager (and owners) to support their request for funding to either maintain or redevelop the facility.
