Is it fair to say that most of us who have responsibilities in the asset management world become complacent when it comes to systems and components that we cannot see in the built environment? Discipline specialists may be less prone to ignoring the unseen because of their experience in making repairs in dark places with limited access, but what about when these systems and components live out their existence underground?

The evaluation of conditions within horizontal assets and the related deferred maintenance costs are considered by most Facility Management Professionals (FMPs) to be too difficult (if not impossible) to collect and only “become” an issue under failure when it is too late to do anything but react.
